Description
Professional building code and permit review evaluation tasks
Create assignments from real drawings, documents, site imagery and related project evidence. Write both the task and the correct structured deliverable, which another specialist in your discipline checks before release.
Task scope
- Create correction letters, review decisions and annotated plan sets.
- Cover building department, consultant, third party and private provider reviews.
- Check accessibility and ICC A117.1, energy drawings, occupancy classifications and storefront changes of use.
- Address zoning site plans, completeness at permit intake and differences between approved and as built work.
- Include specialized occupancies such as healthcare, schools, food service and public swimming pools.
Required professional practice
Suitable practitioners currently hold, or recently held, roles such as building department plans examiner, private or third party plan reviewer, or code consultant. You need ICC Building Plans Examiner certification such as B1, B2 or B3, or current or recent authority having jurisdiction or third party plan review work. No degree is required.
You need at least 3 years in the relevant role, with 8 or more preferred, and must be based in the United States. Experience should involve US model codes such as IBC, IEBC, IECC and ICC A117.1. You must be able to annotate and measure plans using Bluebeam Revu or equivalent software.
Stronger fit
Helpful experience includes training examiners, maintaining correction templates or comment libraries, checking other reviewers’ work, and working across jurisdictions and code editions. Strong contributors can identify precisely what an inattentive review would overlook.
Construction management without plan review, estimating, CAD drafting and permit expediting limited to filing applications do not meet the intended scope.
Compensation
The hourly rate is $45 to $60, based on experience. There is potential to increase the rate as the project grows.
